New Construction - Custom Residence - Montauk, NY
This custom home offered a unique design challenge as the owners wished to take advantage of the second floor ocean view and keep construction costs as low as possible due to the very expensive construction costs of the area.
The solution involved placing the main living space (kitchen, living and dining rooms) on the upper levels while proving large windows and glazed doors to take advantage of the views. Most of the bedrooms were subsequently located on the first floor.
Construction costs were managed by use of modular construction system, where the house was consructed in a factory located in PA, then shipped to the site in (12) separate sections. This greatly reduced onsite labor costs.
Bathroom Renovation - Yorktown, NY
A master bathroom renovation in a large colonial home in upstate NY. The owner was looking to create a modern space for relaxation.
Improvements included a free standing soaker tub, new glass shower doors, mosaic and stone tiling through-out, floor heating system, new vanity and counter top, and a new built-in storage system.
Kitchen Renovation - Burlington, MA
Design services for this project included coordination with structural engineer to oversee significant structural upgrades, including the installation of a new steel beam at the main bearing wall to open the kitchen up to the living room.
RP Architectural also consulted with the owner's kitchen designer to develop layout and materials.
Condo Conversion - Sharon, MA
Formerly a residential building, this duplex was previously converted to have office space on the first floor with an apartment above. The house was purchased by a developer who worked with RP Architectural to develop a layout that incorporated a two bedroom apartment on the first floor and a three bedroom occupying the second floor and attic.
Both units include open concept floor plans which required significant structural modifications to achieve. The attic reconfiguration included the addition of dormers to accommodate a master bed and bath as well as a full laundry room and walk in closets.
Gut Renovation - West Roxbury, MA
The owners of this small single family home purchased the distressed property with the intention of fully remodeling it to fit the needs of their growing family.
The first floor was reconfigured to open the kitchen up to the living / dining room and a half bath was added.
A second floor addition was placed over the existing mud room to enlarge the master bedroom. The main access hallway was also reconfigured by removing the attic stairs.
Multi-Family Housing - Taunton, MA
Currently in the study phase, the developer who purchased this property is looking to convert the existing retail building into a 15-20 unit apartment building.
An adjacent property located across a small access road was also purchased to accommodate parking.

Major structural modifications were made to provide cathedral ceilings in the front portion of the home and to allow for ample windows for viewing.

The first floor was converted to include a new master bedroom / bathroom, walk in closets and a half bath.
The second floor addition included three new bedrooms, a large bathroom, and laundry room.
Garage Addition - Pembroke, MA
This client looked to add a large two car garage addition to their single family home. They also wished to separate the garage from the main house with a breezeway, which would contain a full bathroom and laundry.
Additionally a storage loft was included in the garage addition to provide ample storage.
Garage Renovation and Addition - Pembroke, MA
The owner of a small cottage and detached two car garage looked to redevelop the property by combining the two structures by creating a new single car garage between.
The existing two car garage would be converted to a two bedroom apartment separated from existing cottage structure by the single car garage.
This allowed the owner to create a rental space and still have a place for a vehicle.
